What is ? Great question, I’m glad you asked! 😎

According to The History Channel, “Juneteenth marks the day when federal troops arrived in Galveston, Texas in 1865 to take control of the state and ensure that all enslaved people be freed. The Emancipation Proclamation had been signed two and a half years earlier… The Juneteenth holiday honors the effective end of slavery in the United States.”

Why is it important? Well, I think that question is pretty self explanatory. Bottom line up front: not all history is pretty, and not all history is great… but there are some pretty great things that happened in history: like the abolishment of slavery in the United States!

So - let’s celebrate that!

Also, as we approach our nation’s 250th anniversary of independence and freedom, let’s remember that we are currently celebrating just 161 years of the abolishment of slavery, and just 62 years of the Civil Rights Act.

Celebrate freedom today! That’s what it’s all about.

Three words: Pre 🔨 Listing 🔧 Repairs👷‍♂️

Wait, maybe that’s two words? Hmm… listen, I’m not an English teacher, I’m a Realtor…

Anyway— pre-listing repairs. What are they, and how do they work? Well, it’s pretty easy, actually.

Let’s face it— people usually need to do a little work before they sell their house, and nine times out of 10, it’s stuff that we always say to ourselves “oh, I’ll fix then when I get around to it…”

I had a broker once tell me he’d give out little round pieces of wood to listing clients that said “to it” on them… and that was “a round to it”…

Anyway, no one really does that… and by the time you want to, it’s too late and it’s go-time.

Thankfully, many of the contractors and specialized professionals I work with allow for the deferment of payment until closing.

That means you don’t pay UNTIL it closes, saving you the cost up front, and using the equity to pay on the back end.

So for any of you thinking to yourself “I can’t sell this house until I do ____.” FEAR NOT! I’ve got your back.

How’s real estate? Well don’t take my word for it - see for yourself!

Summer PCS season in Coastal Virginia means that activity is picking up! The unique thing about our market is that we experience the same, or similar, market trends that the rest of the country experiences, without the extreme peaks and valleys. That’s due, in large part, to our local economic key players: military bases, shipbuilding, and the few corporate headquarters that help keep us pretty stable.

Median sales price is UP from last month at $375,000. This time last year it was $368,900 ⬆️ Pending sales are UP month-to-month and YOY at 2,630 ⬆️ Settled sales are UP as well at 2,486 ⬆️ Average market time is up to 18 days, which is down a day from last month ⬇️ Month’s supply of inventory is also barely up at 2.60 - a change by .04 months ⬆️

Buyers - while we are still technically in a seller’s market, many buyers are finding ways to find balance and leverage their interests still today. Seller concessions are not completely off of the table, and strategy is everything!

Sellers - cheap agents deliver bad deals— there, I said it! The worst thing you can choose to do is sell without the use of an agent, and the second worse thing you can do is use one that discounts their self to gain activity. Let’s chat and get your home listed and sold ASAP!

At home with Pride 🏳️‍🌈🏳️‍⚧️

Happy !

Pride month, for me, is beyond the decorations, flags, parades, and celebrations. Personally, it is both a feeling and expression of gratitude, reverence, and remembrance for those who walked, marched, and rioted so that I could live as I do today.

I cannot accurately express how I am to be able to lead my business as an openly q***r man, with love and support from so many around me - my clients, my family, and my friends.

Pride is important to all of us, because it affects all of us. We all have family members who are connected into the meaning of pride - and as we continue to resist the challenges that are forced upon us, we must remain resilient, visible, and vocal about our presence.

I am fortunate enough to continue to serve my community in ways that I can, from support and contributions to our local LGBTQ+ pride, Hampton Roads Pride, and our LGBT Center, LGBT Life Center, to the foundation of Stonewall Sports - Norfolk!

Finally, it is extremely important to remember that pride is a reminder to us all that we deserve the right to thrive exactly as we are. March, shine, and vote like your rights depend on it - because they do!

Coastal Virginia is a fabulous LGBTQ+ community, and I am so thankful to be a part of it.

I always think of Chris Rock when I explain it…🤣

Have you ever seen the movie ‘Down to Earth’? Remember when Chris Rock’s character makes the joke about insurance and says it should be called “in case sh*t”? Hilarious.

Anyway, think of a contingency as a quick way to say “it depends on…”

When we are talking about a real estate transaction (and on this page, we are always doing that), and we mention a contingency, here’s what it means: it acts as a protective layer in the contract for either party.

That’s it. It’s a “way out”, or a point at which terms can be renegotiated if needed…

What kind of contingencies can there be, you ask? TONS!

The most common are typically home inspection, appraisal, owner’s association, home sale, and financing!

The fewer the contingencies, the more “solid” or “clean” a deal may be— give or take.
