How’s real estate? Well don’t take my word for it - see for yourself!

Lot’s happening in the real estate world these days! If you haven’t kept up, interest rates spiked last week but about half of a point in most cases. With more inventory available, and rates as volatile as they have been, one word comes to mind: ✨concessions✨

Median sales price is up YOY, but slightly down from month-to-month, at $388,950 ⬆️ Pending sales are down from last month, but up compared to last year at 2,323 ⬆️ Average market time is up to 27 days, which is high, but lower than this time last year which was 29 ↕️ Month’s supply of inventory is up overall at 2.86 ⬆️

Buyers - with inventory this high, and interest rate spiking and possibly coming up again soon, it’s important to start strategizing with your lender and your agent (aka me). Let’s talk through CCA (closing cost assistance) and ways you can best leverage your position for a winning outcome!

Sellers - inventory growing is a good thing, because it usually means that buyers who have more options are being careful about where they go; and that means when they choose yours, they really like it! Let’s be smart, and realistic, about what to expect from an offer. I’ve got your back!

Kara, Kat, and I met many moons ago at a dinner event in Downtown Norfolk! We really hit it off as though we had known each other for YEARS!

Juno forward a few years later, and they were making a move back to the area - this time with a new addition to the fam!
