With all the talk about the increase in Assessed Value notices, I just might be able to turn a NEGATIVE into a POSITIVE!

If you put down less than 20% when you purchased your home, you might be paying anywhere from $50-$250 a MONTH in PMI- which is included in your monthly mortgage payment.

Here's why...
If you live in your home as your primary residence for at least two years, you can save BIG on capital gains taxes.

This means you won't have to pay taxes on up to $250,000 (or $500,000 for married couples) of the profit you make from the sale of your home.

Here is a quick example: let's say you bought your home last year for $250,000 and sold it this year for $305,000. Since you didn't live in your home for 2 years, you would have to pay taxes on the $55,000 profit you made from the sale (before selling expenses). That's $8,250 you would have to pay in taxes!

Obviously, there are many different circumstances that could mean moving in less than two years, but waiting to sell can really pay off in the end.
