To close out 2025, I had TWO CLOSINGS last week - My clients closed on the SALE of their duplex and PURCHASED a larger townhome that perfectly suited their family's needs!
These clients reached out to me in the fall to discuss selling their current home and purchasing their next. I viewed their home and provided a plan for them to follow to prepare their house to sell. At the same time, I showed them several new homes and we found one that had a perfectly unique layout for their family. When they decided to offer on it, I created an offer package that highlighted my marketing plan for the home they were going to sell as well as market statistics. My client's offer was accepted on the new house, and we listed their home later that week. My client's followed EVERY STEP of the PLAN I PROVIDED to prepare their home to sell and the results speak for themselves - MULTIPLE OFFERS within 5 DAYS on the market and CLOSED AT $12,500 OVER LIST PRICE!
So here is the trick..... Did everything go perfectly to plan?
OF COURSE NOT!
Did my clients have a back up plan and options in place?
OF COURSE!
Because the reality is, I can not control everything. I do not feed my clients a fantasy. I offer my professional advice and provide them a step-by-step plan. We discuss options and what-if scenarios. I tell them the truth - things can go sideways. So have a backup plan.
