Literally right across the Trumbull County line
Across from Stambaugh golf course (what a view!)
Live in it yourself, or would make a lovely B&B.
CLOSE BY: shopping, dining, 2 lakes, Youngstown State campus/sports, downtown Youngstown (revitalized), entertainment, wineries, golf, swimming, community center, 2 country clubs, casino and more. Within an hour or less drive: Amish country (and Middlefield), Lake Erie and Geneva on the Lake, Pymatuning Lake, Pittsburgh and Cleveland.

This is not a flip. We purchased this home with the intention of living there, sparing no expense to bring her back to her original glory. She's almost there.
However, we purchased the family home about 30 minutes away, so we'd like to find her a new owner who will finish her (or we can finish her with the new owner's choice of colors for flooring and walls) and love her as much as we do.

LANDSCAPING: many beds, tons of flowers and greenery.
WHAT'S BEEN DONE:
Failing slate roof removed, and new 50 year architectural shingles roof, all new plumbing (pex, all old plumbing removed), electric upgraded to 200 amp (new box in basement, new box in garage), with additional outlets added and more, 220 line to new deck (for hot tub - hot tub is in storage, ready to be installed), all asbestos professionally removed, new energy efficient boiler and more. Main drain outside replaced. New hot water tank (1940s hot water tanked still worked and is still there because it's cool). All pine trees taken down (so no needles or sap!)
Gas fireplaces have been checked for leaks as has basement. Inspected when purchased for mold and radon. Shower added to master bath.
Basically every inch of this house was gone over by inspectors, contractors and us, in search of every possible thing that needed fixed, upgraded or updated, with a focus on staying true to the historical nature of the home, while making it functional for modern living.
WHAT NEEDS DONE:
2nd and 3rd floors: trim/doors/floors have been stripped and sanded and are ready to stain. Wallpaper (layers) has been removed and walls are mostly repaired and ready to prime and paint. Hardware will need put back on doors, etc. 3rd floor bathroom would do well with an epoxy or floating vinyl tile floor.
1st Floor: Hole in LR ceiling from water leak needs fixed (it's not too big). Spot on floor from water leak needs sanded, bleached and new polyurethane (it's discolored, not damaged). Trim in DR needs stained, yellow pine floor in center (surrounded by marble inlay) in dining room needs stained. LR and Breakfast Nook need painted.
Basically, walls, floors and trim (and the hole in the ceiling). Everything else has been done. All the major expenses have been completed.
NEGOTIABLE: some antique furniture, spinning wheel, antique dining room set.
COMPS: You will not find much in the way of comparables to this house. Houses on Gypsy have recently sold for 150k - 192k, without all the updating/upgrading, attention to detail and original features and working original fixtures.
And while this house isn't done, it could be done by a new home owner working alone in a matter of 30-60 days (and any materials we purchased for the house but haven't used will stay with the house in the sale, including paints, stains, polyurethane, etc)
Over $270k invested plus a lot of time (the $270k is just the big ticket work).
Willing to sell as-is for $239k (approx $70.00/sq ft) or completely finish what's left to do with colors the choice of the new owner for $259k (approx $76.00/sq ft) - over 150k has been invested on top of the cost of the house so far. The price is negotiable within reason.
