In light of recent allegations against the company, Tri-Sun Real Estate, we wanted to take this opportunity to address the outlandish and inaccurate attempt to defame our company’s character. We have been a pillar to the Mahoning and Trumbull counties providing rental properties for many decades. I can assure you that if we practiced such business ethics as we are being accused of we would not have lasted in business this long with many more years on the horizon. We have always been a very reputable company and will continue to be a reputable company moving forward.
While we strive to provide excellent rental properties to all of our tenants, we understand that some business encounters do not go as planned. In response to the post circling the internet, we did indeed rent to a single man and his daughter. We showed him several places that we had for rent and he specifically chose to rent Douglas after contemplating back and forth between two properties. Our policy requires you to see a property before we accept a deposit on it, so the applicant absolutely walked through the entire house, along with another adult woman, while video recording every room, before deciding to put a deposit down the very next day.
The first mention we had from the tenant regarding any bed bug siting was the day after he moved in when he stated he found one in his daughter's bed. He then stated it was in the daughter's carseat. At this time, we were not sure where the bedbug came from; yet, we acted immediately and had the exterminator at the property within two hours of the call. The exterminator scheduled to come back out for treatment to which the tenant agreed. When the exterminator came back out, the tenant was not there as he agreed to be to allow the exterminator inside. We then had to reschedule the appointment.
Shortly after rescheduling the exterminator to come back out, the tenant requested to move to the second property he contemplated going with. When he was made aware that the property was no longer available, he then asked to be excused from his lease. While we were not obligated to do so, in an effort to appease all parties, we did agree to release him from the lease and refunded his full security deposit and all unused portions of the first month’s rent.
We cannot definitively say where the bed bug came from. However, from the moment we were made aware, we did exactly what any reputable property management company would do which is act swiftly to eradicate the issue. We were made aware of a single bed bug which is different from the new accusations on Facebook stating there were multiple bed bugs found. We had also never saw the pictures that were shared on Facebook.
What is not in dispute are the thousands of dollars of rehab work that took place over the course of three months, with multiple contractors and agents, and not a single one of them mentioned the presence of a bed bug. After the previous tenant vacated, we emptied the property and tore out all carpet before we exterminated multiple times as normal procedure. We then proceeded to do major updates to the property.
Included in the rehab work was replacing the entire carpet throughout the home with new carpet that was professionally installed, including underlayment and tack strips. New kitchen and counters, new kitchen floors, new paint throughout and some drywall. New plumbing in kitchen and bathroom, new windows and trim, and much much more. It just seems peculiar to me that we did three months of complete rehab work, ripping up floors, ripping down walls, and not a single contractor once mentioned the presence of any pest, bed bugs or otherwise. Yet, the tenant moves in and within 2 hours the bed bug was found.
Nevertheless, we did exactly what we were supposed to do by immediately addressing the issue, even showing extra leniency by allowing the tenant out of the lease and refunding his monies. This just shows that, unfortunately, doing the right thing doesn't always work in your favor. We have always done good business and will continue to do so, even in the midst of an attempted character assassination.
