👉UPDATE ON THE VA FIREPLACE CERTIFICATION

A few people reached out after my video yesterday, and I wanted to provide some additional context.

After digging deeper, it does not appear that VA has issued a new requirement that all gas fireplaces must be inspected or certified.

In this particular transaction, a condition was added during a secondary review of the loan file requesting documentation that the ventless gas fireplace was equipped with an approved Oxygen Depletion Sensor (ODS) and installed according to applicable requirements.

The appraisal itself was not made subject-to repair, the fireplace was not identified as defective, and the home had already been inspected by two separate inspectors.

What surprised everyone involved was that this condition surfaced late in the process and required additional documentation before closing.

After 13 years in real estate, this was the first time I've personally encountered this request, which is why I shared it. I appreciate the lenders, appraisers, and industry professionals who provided additional insight and helped clarify the situation.

As always, real estate is constantly teaching us something new.

102 Sugar Crest is already under contract, but not before the VA loan process asked us to verify the gas fireplace was installed properly. It's a good reminder that details matter, and every loan program has its own requirements.

That's one reason I often recommend a pre-listing inspection.

When sellers know about potential concerns upfront, they have the opportunity to address them before the home goes on the market. That creates a better experience for buyers and helps present the home in its best light.

The Youngsville market continues to tell the same story week after week: pricing, preparation, and strategy matter.

Over the last 7 days, we’ve seen:
• 10 new listings
• 15 pending
• 15 closed
• 11 price changes

Not much has shifted since my last market update, and honestly, that consistency says a lot. Buyers are still active, but they’re being intentional. Homes that are priced correctly and show well are still moving. Homes that miss the mark are sitting longer.

This isn’t a panic market. It’s a smart market.

If you’ve been wondering whether it’s the right time to buy or sell in Youngsville, the answer depends less on headlines and more on having the right plan in place for your goals.

And no… “just stick a sign in the yard” is no longer a strategy. 😅
