Here's a snapshot of what happened in the past 7 days in the Youngsville real estate market:

• ⏳ 18 Homes Under Contract

This Week's Takeaway: New listings continued to outpace pending sales, giving buyers more choices. At the same time, 15 homes sold over the past seven days, showing that well-priced properties are still attracting buyers.

You guys know I love real estate! Learning and understanding how it works in different countries is so interesting to me. So, since we are visiting family in the UK, I decided to stop in a Real Estate office. The process here in the UK is so different than the US. Check it out! Thoughts?

A Real Estate Office in the UK 🇬🇧

One thing you'll notice is that estate agents display property listings right in their office windows. As a buyer, you typically contact or visit the listing office directly. Buyers usually work with the seller's estate agent, with no dedicated buyer representation like we have in the U.S.

They can spend months and thousands on solicitors, surveys, searches, and mortgage costs, yet until contracts are exchanged, either party can walk away. Sellers can even accept a higher offer from another buyer.

The offer typically does not become legally binding until contracts are exchanged, which often occurs 8 to 16 weeks after an offer is accepted, and sometimes even longer. The entire process can take 3 to 6 months from offer to completion.

In the UK, roughly 25% to 33% of accepted offers never make it to completion. 😳 In the U.S., that figure is generally closer to 5% to 15% because buyers and sellers are under contract much earlier in the process.

Seeing it firsthand made me appreciate buyer representation and the protections built into our process here in the States.

This is why many of us are fighting to preserve buyer representation in the U.S. After speaking with several people here, they told me they appreciate our system because buyers are better protected from "gazumping," where a seller accepts a higher offer after already agreeing to another buyer's offer. 🏡🇺🇸🇬🇧
