People in Louisiana are asking: Can I buy land & build instead of buying an existing home? 🌳🏡
Yes—but the land price is only the beginning.
Before you decide that building is the better option, I’d want you to investigate the specific property you’re considering.
In South Louisiana, that means looking closely at things like:
💧 Flood zone & elevation — What does the property’s flood risk mean for your build and insurance?
🪨 Soil & foundation — Will the soil require additional site work, stabilization, or a more expensive foundation?
🌧️ Drainage — Where does the water go, and what will be required to properly drain the property?
🚰 Utilities — Is there public water and sewer, or will you need a well and septic system?
🛣️ Access & easements — Can you legally and practically access the property, and are there servitudes that affect where you can build?
📋 Restrictions & zoning — Are there covenants, setbacks, HOA rules, or other restrictions that could affect your plans?
💰 Total project cost — What will it cost to turn that piece of land into a homesite before you even start building the house?
That last one is important.
A $100,000 piece of land isn’t necessarily a better deal than a $150,000 existing home if you’re going to spend significantly more getting the land ready to build.
Every property is different. That’s why I don’t want my buyers making decisions based solely on the listing price or what worked for someone else’s property.
