As you know from my earlier post staying on your contractor is important! Here is an email we sent our roofing contractor today after reviewing their work:

I stopped by the job site this afternoon about 1:45 to check on progress. Happy to see you got the new roof up! But when I was there, there was no evidence of anyone working there today on the facia boards, rafter tails, soffit, etc. Looks like we are off track from our two day start and finish estimate? What is new plan to get this job completed?

I am sure you are aware already and have plans to resolve, but wanted to point out a few things I noticed when I was on site today to make sure they don’t get over looked and just covered up.

- Hand full of spots still had old insulation hanging out
- Still have lots of facia board that is rotten and needs to be replaced
- I see you maybe replaced 5 boards worth already, but still decent amount to replace
- how many LF have you replaced already and how much more are you still going to replace?
- Trying to get a since of if we are going over our 80LF that was built into the quote or not and if so how much over we are going.
- What do you do for the facia boards that are solid but are pulling away from the rafter tails?
- Will you screw the facia board back tight to the rafter tails?
- There is lots of area where there is ½in to 2in gap between back of facia board and end of rafter tail
- Looks like you stapled the roof sheeting to the rafters, on the west side looks like your guys missed stapling off to the rafter and shot right next to them all. How do you address this now that it is already shingled?
- Looks like we have a few rafter tails on the back side, west side, that are moldy looking. You guys don’t do anything for these do you? How much time would I have to send one of my guys there to clean and treat these rafter tails before you cover them up with new soffit? I could send a guy there tomorrow to clean and treat this mold
- North East corner there is some bad/cracked rafters that need to be replaced. Can you handle this? your quote only talks about sistering rafters. What do you charge?
- I was not able to see from the ground, but I assume you installed all your box vents on the back side so cant be seen from parking lot?
- Do you have pictures showing the new insulation installed and the depth? What R value did we end up getting?

Also, can you please confirm that you pulled a permit to replace this roof? If so please send me copy of the permit.

Rosalie is in a Professional Youth Theatre of Michigan production this evening in the role of a realtor so I asked her if she wanted to be a real realtor today and she said yes! New Business Opening in 2024 in Downtown Ypsilanti at 23 N. Washington! We have signed a 10 year lease with Water Tower Distilling Co. to open a distillery and tasting room! They are starting their construction next week and working way through the local/state/federal approval process on a path to opening late summer or fall. This is going to be an exciting addition to our downtown.
