It’s crazy sometimes when a seller prices a home fairly to SELL, and people still want to come in with lowball offers.

One of my tenants told me he wanted to stay for another year. It was only a verbal agreement, but he was very clear about it. Then I started getting calls from other landlords checking references because he was looking at other places. I called him and asked what was going on, and he told me, “I’m not going anywhere. I’m staying for another year.”

Then September 1st comes around and I go over there, and he hands me his 30-day notice saying he’s moving out.

That’s part of being a landlord. Things can change overnight, and suddenly you’re dealing with a vacancy, getting the property ready, advertising it, showing it, screening new tenants, and trying to get someone moved in — all while your regular life and work are still going on.

Rental property can be a great investment, but it definitely isn’t always passive income. There are unexpected situations, expenses, and headaches that come with it. You have to be prepared to adjust when things don’t go according to plan.
