Why Buyers and Sellers Are Stuck
We’re seeing a unique moment in the Northern and Central Valley housing market: higher mortgage rates are making it tougher for buyers to justify those monthly payments, so many are choosing to wait. At the same time, pending sales are slowing down, which tells us that fewer house hunters are moving forward with offers. On the flip side, homeowners who locked in low-rate mortgages aren’t in a hurry to list their homes, which means fewer options are available for buyers. This creates a real stalemate—buyers want more affordable payments, sellers don’t want to give up their great rates, and as a result, transactions are moving at a slower pace than usual. Navigating this environment takes experience and a personalized strategy, which is always at the heart of what we do for our clients.

U.S. Housing Market Rebalances Slowly
Watching the U.S. housing market shift this season, we’re seeing active inventory up about 4% compared to last year—though, for the first time in over a month, that pace of growth has tapered off. It’s a sign that the rebalancing toward buyers is moving along, but not in dramatic leaps. Homes are spending an average of 61 days on the market, echoing the typical late Q3 slowdown we expect after a faster spring and early summer. New listings have dipped just 1% year-over-year, landing close to where we were in 2025. Affordability concerns are still causing some buyers to hesitate, while sellers weigh whether now is the right time to list. The median listing price has softened slightly to $419,000—a 1% drop from last year—with the price per square foot at $222, its lowest since early Q1 2026. Elevated mortgage rates and increased inventory are gradually giving buyers a bit more room to negotiate, but the overall market tempo remains steady rather than shifting overnight. As dedicated realtors in Northern and Central Valley, we keep a close eye on these trends to help you navigate each step with confidence and clarity.

New listings hit a four-year high
We're seeing a notable shift in the US housing market: new listings have climbed by 8%, reaching their highest point since August 2022. For buyers and sellers across Northern and Central Valley, this means more options and a market that's edging closer to balance, with active listings approaching equilibrium. At the same time, pending sales are at a low, and affordability remains a challenge as mortgage rates stand at 6.66%, even as the median price has risen by 2.2%. Our team at McCarthy Real Estate is committed to helping you navigate these evolving conditions with personalized guidance and deep market expertise, ensuring your real estate journey remains seamless and successful.

Fed Raises Key Rate to 3.75%-4%
As dedicated realtors serving Northern and Central Valley, CA, we always keep an eye on financial shifts that can impact our clients. The Fed has just raised its key rate by 0.25%, bringing it to 3.75%-4%—the first increase since July 2023. With inflation still running higher than the Fed’s 2% target, another hike could be coming later this year. The next decision is set for October 27-28, 2026, when officials will review where things stand. Changes like these often ripple through our local real estate market, influencing everything from mortgage rates to buyer and seller strategies. We believe that understanding these trends is key to making confident decisions, and we're here to help you navigate them with the insight and support you expect from the McCarthy Real Estate Team.

Buy and Sell a Home Simultaneously: Strategies for Success
Navigating the process of buying and selling a home at the same time can feel overwhelming, but with the right guidance, it becomes a manageable journey. We often walk clients through the decision of whether to sell first—allowing for a clear budget but sometimes requiring temporary housing—or to buy first, which offers more time but can lead to holding two mortgages. Contingent offers are another tool we frequently discuss; while they help limit your risk, they may make your offer less attractive to sellers. The key is thoughtful planning and a willingness to stay flexible as circumstances unfold. Our goal is always to use our experience and the full support of the McCarthy Real Estate Team to help you move forward confidently, every step of the way.

Buyers Gain Unique Opportunities Amid Growing Inventory
We’re seeing an interesting shift in the Northern and Central Valley markets: as inventory increases and more new listings appear, buyers are gaining a level of negotiating power that hasn’t been seen in months. Across the US, pending home sales have slowed to a six-month low, giving buyers a rare chance to explore options and negotiate more favorable terms. While the median home price has edged up 1.9% to $400,649 and higher mortgage rates continue to impact monthly payments, some markets are starting to show price drops and more seller concessions. Our commitment is to help you navigate these changing dynamics with the personal guidance and expertise you expect from the McCarthy Real Estate Team. Every market shift brings new opportunities—and we’re here to make sure you’re ready for them.

U.S. Home Prices Ease Across Major Metros
We’re seeing notable shifts in home prices across the country, with 36 out of the 50 largest metro areas experiencing a drop in price per square foot compared to last year. In Mid-Q3, the national average price per square foot slipped by about 2% year-over-year, continuing a trend of softening that’s now stretched to ten consecutive months. As we wrapped up Mid-Q3, the market lost some steam—sellers in many areas adjusted their asking prices more aggressively, aiming to find common ground with buyers. High mortgage rates have made affordability a bigger hurdle, particularly in regions that saw prices soar during the pandemic. As a result, we’re watching some of those boom markets give back a portion of their pandemic gains, especially as inventory sits above pre-pandemic levels. At McCarthy Real Estate Team, we keep a close eye on these shifts to help our clients navigate changing conditions and make confident decisions, whether you’re buying or selling in Northern or Central Valley, CA.
