Real Estate Q&A: Is square footage the most important number when choosing a house?

Not necessarily. I’ve been thinking about this a lot with 344 B St in Yuba City.
It’s 933 sq ft, so someone scrolling online might immediately think, “That’s too small.”

But then you actually look at what the property gives you.

You’ve got an updated kitchen, fireplace, a good-sized fenced backyard, possible RV or boat parking, and Gauche Aquatic Park directly across the street.

That’s why I always tell buyers not to shop by square footage alone. Layout, lot size, storage, condition, location and how you actually live in the house can matter just as much.

I’ve walked through larger homes that felt cramped and smaller homes that used every square foot really well.

Getting ready for tomorrow’s open house at 5851 Park Ave.

Every time I’m at this house, I keep coming back to the same thing: the yard gives you a lot of possibilities.

The home itself is a manageable 3 bedrooms, 2 bathrooms, and 1,202 sq ft, but then you step outside onto an approximately quarter-acre corner lot with room for a backyard setup, gardening, entertaining, RV access, or simply having some extra breathing room.

I think some homes make much more sense once you walk them in person, and this is one of them.

One of the things I like about Midtown Sacramento is that there always seems to be something happening. This Saturday, Midtown Oktoberfest is taking over 24th and K Streets from 3 PM to 9 PM.

German food, live music, games, entertainment and, of course, plenty of Oktoberfest atmosphere. It’s the 9th year they’ve done it at Der Biergarten.

This is the kind of event I like sharing because sometimes you just need an excuse to get out of the house, meet up with friends, grab something good to eat and enjoy the neighborhood for a few hours.

If you’re around Midtown this weekend, this looks like a fun Saturday stop.

The open house runs from 10 AM to 2 PM today, and if you’ve been looking for more space in the Marysville area, I’d definitely put this one on your Saturday route.

You’ve got 5 bedrooms, 3 bathrooms, approximately 2,950 sq ft. Two bedrooms and a full bath downstairs, three more bedrooms and a loft upstairs, plus separate living spaces and a really functional open kitchen.

Pictures are helpful, but homes like this make a lot more sense once you actually walk the floor plan and see how everything connects.

Every once in a while I walk a property and immediately start thinking about all the different ways someone could use the land. That was my reaction to 13400 Combie Rd near Auburn.

The house itself is a single-story 3-bedroom, 2-bath home, but there are 5.13 acres around it. There’s a private well, septic, full fencing, no HOA, and even a golf course next door.

When you start dealing with acreage, though, my questions change completely.

I’m not just looking at bedrooms and bathrooms anymore. I’m thinking about the well, septic, fencing, access, maintenance, zoning, and what the buyer actually wants to do with the property.

That’s what makes rural real estate interesting to me. Two homes can have the exact same bedroom count and be completely different purchases.

Could you see yourself living on five acres, or is that way too much land to maintain?

I'm getting things ready for tomorrow’s open house. Every time I’m there I’m reminded just how much usable space this home has.

It’s almost 2,950 sq ft with 5 bedrooms and 3 full bathrooms, but what really stands out to me is the layout.

There are two bedrooms and a full bathroom downstairs, which gives you a lot of flexibility. Then upstairs you still have three more bedrooms plus a loft that could easily become another hangout space, office, or playroom.

And the kitchen is one of those spaces that makes sense for everyday life: big island, walk-in pantry, gas stove, and it opens directly into the living room.

If you’ve been curious about this one, tomorrow is a great chance to actually walk through it instead of just looking at pictures online.

I walked through 5851 Park Ave again recently, and the yard is still the thing that catches my attention.

The house itself is a comfortable 3-bedroom, 2-bath home with 1,202 sq ft, but it sits on an oversized corner lot of about a quarter acre. That gives you room outside that you don’t always get at this price point, plus RV access and extra parking.

Inside, it already has a lot of the things buyers usually ask me about: updated cabinetry, laminate floors, crown molding, a pantry, natural light, and a pretty straightforward floor plan.

I can see this making a lot of sense for a first-time buyer, someone who needs more outdoor space, or anybody who simply doesn’t want their neighbors right on top of them.

This week has been a good reminder of how many different hats you wear when you run a real estate business.

One minute I’m thinking about how to market a smaller starter home in Yuba City, then I’m reviewing a property with over five acres near Auburn. Then I’m looking at another home in Marysville with a quarter-acre yard and thinking about which buyers are going to appreciate that extra space.

The houses are different, the markets are different, and the people we’re trying to reach are different. And that’s probably one of my favorite parts of the job.

There really isn’t a “normal” week, and it forces me to keep learning instead of doing the exact same thing every day.

For anyone else who owns a business: do you feel like you have one job or about twelve?
