🏡 Sometimes the best real estate conversations are the hard ones.

Buying a home isn’t about qualifying for the highest amount possible—it’s about choosing a payment that still allows you to enjoy your life.

That may mean having honest conversations about the purchase price, negotiating seller credits to help with closing costs or an interest-rate buydown, or looking closely at other monthly payments. A less expensive vehicle or paying off high-interest debt could create the breathing room needed to comfortably afford a home.

You may have the opportunity to refinance later if rates improve—but your home should still make financial sense today. The goal isn’t to become “house poor.” It’s to build stability, create equity, stay prepared for unexpected expenses, and still have money left for the people and experiences you love.

A tough market doesn’t always mean you can’t buy. Sometimes it simply means buying wisely, negotiating confidently, and creating a plan that works for your real life.
