A bit of market craziness. I'm thankful for those that recognize the power of experience.

The number of sales is just ahead of one year ago, but we are down over 30% from the pre-2020 norm. If you work in real estate, rejoice in the sales that are here, and be real that we’re poised to be low until we see a sharper change to affordability. Do you notice how it’s been a longer stretch of low volume than what we saw in 2007?

Sellers need to price it right, and buyers have more time to shop. This October was the highest October we’ve seen since 2012 for days on market. Still nothing like 2007. And nothing like 2021 either.
