US Buyers Gain Slight Affordability Relief
Lately, we've seen a bit of relief on the home affordability front. After some challenging years, affordability has mostly stabilized—though the average US household still isn’t quite earning enough to comfortably purchase a home. The gap is narrowing: household incomes have recently grown a bit faster than housing costs, which means budgets stretch a little further, even if the overall picture remains tight.

One positive trend is that housing costs are now taking up a smaller share of buyer income than this time last year, and more listings are falling within the reach of median-income buyers. Economists note that conditions for house hunters have become more manageable across much of the country, with buyers seeing increased options and a bit more negotiating power.

Looking ahead, there’s cautious optimism that affordability could improve slightly by the end of the year. However, we’ll need to keep an eye on interest rates, oil prices, and inflation, as any of those could quickly shift the outlook.
