When you're in the kitchen or bathroom, look at the outlets within 6 feet of the sinks. Are they GFCI outlets (the ones with the "Test" and "Reset" buttons)?

Missing or non-functioning GFCIs in moisture-prone areas are one of the most common safety write-ups on an inspection report. By spotting this early, you can casually mention to your buyer: "We'll want the inspector to check these, it’s a quick safety fix the seller can easily address."

You look like the ultimate protector of their transaction, and there are zero surprises when our report drops.

Spotting a brand-new water heater during a mobile home walkthrough feels like a win... until you look at the top. šŸ› ļøšŸ”

In this video, our inspector instantly caught a critical issue that standard home warranties and insurance companies hate to see. Notice the hot and cold water lines coming straight out of the top? Standard residential water heaters are built this way, but manufactured and mobile homes require specialized units.

Mobile home water heaters typically feature a cold-water inlet on the side and must be specifically safety-rated for these spaces.
As the label explicitly warns: "Not for installation in a manufactured or mobile home." āš ļø

Why this matters for your transaction:
Voided Warranties: If this unit fails, the manufacturer will not cover it.
Insurance Risks: Many insurers will deny claims if a major appliance isn't safety-rated for the structure.
