Pending doesn’t always mean gone for good.

Ever wonder why a home suddenly goes from pending back to for sale? A deal can fall apart for several reasons, including financing issues, an inspection uncovering major problems, a low appraisal, or a buyer canceling during their contingency period.

That’s why I always tell my buyers not to give up on a home they really love. A property that goes pending today could potentially be back on the market tomorrow.

If there’s a home you missed out on, ask your agent to keep an eye on it. Sometimes the second chance is the one that works out.

The highest listing price isn’t always the right listing price.

Ever wonder how a realtor actually decides what your home should be listed for? It’s not a guess, and it’s definitely not as simple as looking at what your neighbor’s house sold for.

We look at recent comparable sales, current competition, upgrades, lot size, location, and what’s happening in the market right now. All of those pieces help create a pricing strategy that makes sense for your specific home.

So before you choose the agent who promises you the highest number, ask them a simple question: “How did you get there?”

A realistic price backed by data can be much more valuable than a number that simply sounds good.

One surprisingly useful house-hunting clue? Count how many garage doors are open.

It might tell you a little about how people actually use the neighborhood, from how social and active it feels to whether neighbors spend time outside and around their homes. It’s not exactly a scientific test, but when you’re buying a home, sometimes the little details tell you more than the listing photos.

Because you’re not just buying a house. You’re buying the neighborhood that comes with it.

Think you need 20% down to buy a home? You might be surprised.
