A city violation can turn into a costly problem before a property owner even knows it exists.

One of Jeff’s rental property clients had a city notice taped to the door for litter and debris in the yard. The owner had no idea there was an issue.

We addressed it the same day, got the debris cleared, spoke with the tenant about keeping the property picked up, and confirmed everything was taken care of with the city.

That’s one of the things property owners don’t always see behind the scenes. Small issues can become bigger and more expensive problems when nobody is there to catch them.

Good property management means keeping an eye on the details before they become a headache.

Could California change how property owners sell their rental properties?

A proposed law would have added new restrictions around certain rental property sales and off-market transactions, potentially making the selling process more complicated for property owners.

The proposal was ultimately stopped, but this is exactly why landlords and investors need to keep an eye on California housing laws. What doesn't pass today can always come back in a different form tomorrow.

Landlords, this is one screening question you should leave off the application.

If an applicant mentions they aren't a U.S. citizen, can you ask about their immigration status? California landlords need to be very careful here.

California law restricts landlords from making immigration or citizenship status part of the rental screening process. What you can focus on is the same objective criteria you use for every applicant, such as income, employment, references, and credit history.

The safest approach is simple: use consistent screening criteria for everyone and focus your questions on whether an applicant meets the rental qualifications. When in doubt, get qualified legal guidance before changing your screening process.

Your landlord is selling the building. Does that mean you have to pack your bags?

Not automatically. When a rental property changes owners, the existing lease generally stays in place. The new owner steps into the landlord's role and must honor the terms already agreed to, whether you're in a fixed-term lease or renting month to month.

If you're month to month and the new owner wants you to move, they still have to follow the applicable notice requirements. And if the property is covered by California's Tenant Protection Act, additional just-cause requirements may apply.

A sale changes who owns the property. It doesn't automatically erase your lease.
