California landlords: another bill you need to keep on your radar.

SB 1243 could impact how nonpayment cases are handled if a tenant’s hardship is tied to immigration enforcement activities. Under the proposed bill, tenants who submit a hardship declaration could receive a 180-day grace period with no late fees or penalties during that time.

It’s not law yet, but if you own rental property in California, this is one worth knowing about now.

California landlords: when a tenant gives notice, the clock starts ticking.

Before move-out, California requires you to offer a pre-move-out inspection in writing during the last 2 weeks of the lease. Once the tenant is out, document everything with photos and only deduct what’s legally allowed—unpaid rent, cleaning, and damages beyond normal wear and tear.

And don’t forget: you have 21 days to return the security deposit with an itemized statement. Miss that deadline and it can get expensive fast.

California landlords: this new bill could change how you handle cooling in rental properties.

AB 2616 would require rental housing to stay at or below 82 degrees and give tenants the right to install portable cooling devices to get there. While tenants would cover the cost of the devices, if a unit can’t meet the temperature standard, it could become a landlord responsibility under substandard housing rules.

Nothing is final yet, but if you own rental property in California, this is one worth watching.

Landlords: a mold complaint is not something you want to ignore.

If a tenant reports mold, speed matters. Respond in writing, document everything, inspect the issue quickly, and most importantly—fix the source, not just the stain. Leaks, ventilation, or roofing problems left unchecked can turn into much bigger issues.
