800 sq. feet $750 rent per month with $500 deposit.

This is an older home in quiet neighborhood. It would be a great starter home for a young couple or someone just living on their own.

NO CENTRAL HEAT AND AIR (There is a window unit to cool and wall furnace for heat).

There is a small storage shed in back yard.

The whole place has a fresh coat of paint. The rental is furnished with washer/dryer, refrigerator, and stove.

Once I receive an email, I can email you back an application and a copy of the rental contract. The application is composed in Word. Just open the attachment, fill out, save with the title Application-Your name and return document to email address above. If you wish, you may print off the application and mail to the P.O. Box listed below. It would be ideal if the tenant has been on the job for 2 years or more.
Once I receive back applications, I will contact you to set up a meeting.

Copy of Rental Contract

RENTAL CONTRACT

The rent of $750.00 at 416 S. 8th Street, Yukon, OK 73099 is to be paid one month in advance starting on _______________. The rent is considered late after the 10th day of the month. The penalty will be 10% of the amount of the rent. A deposit of $500.00 is to be advanced before house is occupied. It is to cover any damage done to property (walls, floors, fixtures, etc.). The renter must give a 30-day notice for plans to vacate the property. Failure to do so will result in forfeiture of deposit. The renter also forfeits deposit if they vacate property before the end of 12 months from signing contract. It is understood that the deposit will be returned after the renter vacates the property and if there is not any damage during a full inspection of the property after the 12 month lease expires. The tenant is not responsible for everyday deterioration from normal and sensible occupancy.

It is understood that the renter is responsible for all utilities (water, gas, electric, etc.) while a tenant is in the property.

The landlord will come and light the pilot light on the hot water tank and wall furnace when necessary. Do not attempt to do this on your own.

It is understood that ____________________ is/are the only occupant(s) and no one else is to be moved in or the property subleased.

It is the renter’s responsibility to keep the yard mowed and free from litter. No junk cars are to be stored or dismantled on the premises. No tires or hazardous materials (including paint) are to be left on property.

A smoke detector and carbon monoxide unit will be provided in the house. It is the renter's responsibility to keep them operational with batteries in them.

No animals/pets are permitted on this property.

No smoking at all in house.

It is the renter’s responsibility to report any electrical, plumbing, or any other problems that may arise directly to the property owner. The landlord has keys to this property and may enter at any time if he feels there is an emergency.

The property is furnished with stove, refrigerator, washer, and dryer. A window unit air conditioner is provided by the landlord but the tenant is responsible for keeping the filter clean.

No home improvements (painting, carpet, fixtures, plumbing, etc.) are to be made unless authorized by the landlord.

It is suggested that the tenant carry renter's insurance for their protection of their personal belongings. The homeowner is not responsible for renter's contents in the event of a disaster.
