My most recent listing was a *wild* one. My seller was 21 days away from foreclosure. And investors were already circling.

He had offers ranging from $25K to $50K less than what I believed we could get on the open market.

So I encouraged him to say no and take a gamble with me instead.

We brought in cleaners & professional photography. And then I did something even crazier, I said lets only show the home for 1 hour a day, for 2 days.

EVERYONE has to come during that window. I wanted buyers to *SEE* the competition.

And it worked, by day 2 we had 3 offers in hand and a list of back ups.

We closed $10K over list price, $65K above his lowest investor offer, and 5 days before his foreclosure deadline.

Most importantly.... We protected roughly $75,000 of his equity and now he can move on to a better place, physically and emotionally.

A functional layout that just works, main living spaces where you actually spend your time, and a few thoughtful updates like refreshed bathrooms and updated lighting that make it feel clean and move-in ready from day one.

But the real story here is River Glen.

This is one of those neighborhoods people wait for. Established, well-kept, and designed for actual living. You’ve got a community pool, splash pad, playgrounds, walking paths, and spaces where kids play outside and neighbors actually know each other.

The school district is a big draw here, and for good reason.

Location wise, you’re right where you want to be. Close to the freeway for an easy Jacksonville commute, everyday conveniences just minutes away, and about 30 minutes to Amelia Island when you want beach days.

This is how people get into a neighborhood they love… without overcomplicating the house.

Okay can we talk about selling in this market for a second?
Because I need y’all to hear this with love.

Most listings don’t sit because “the market is bad.”
They sit because they weren’t positioned correctly from day one.

If you’re PCSing and thinking about selling, we cannot price your house based on:
• What you need to net
• What your neighbor thinks they’ll get
• What Zillow whispered at 2am

We price based on what TODAY’S buyer will actually pay.
And right now, buyers have options.
New construction is handing out incentives like they're trying to die broke.

And unfortuantely, resale homes have to compete. Not just on dollars to donuts. BUT ON PRESENTATION TOO.

So we don’t just stick a sign in the yard and pray.
We prepare.

I’m staging certified. I give my sellers a super specific shopping list (usually under $1,000 total) that helps them compete directly with new builds and other listings.

Because yes — presentation matters. A lot.
