On top of that, more than 1 in 3 builders are actively cutting prices, averaging about 5% off list, and 60% are sweetening the deal with extras like rate buydowns, closing cost help, or free upgrades.

Translation: builders need to move inventory. They’re motivated to negotiate in a way that everyday sellers usually aren’t. That’s a window of opportunity most buyers don’t even realize is open.

Three little shifts will get you out of “looking” and into actually moving toward the right home. Write down what you actually want before the photos start swaying you. Let your agent set up a real search instead of relying on a public app. And get pre-approved early so the perfect listing isn’t the one that got away.

The truth is, anyone with a license can help you buy a house 🤍

What you actually want is someone who shows up for the parts before, during, and long after closing.

Most of what people think they know about VA loans is outdated or just wrong.
