✅ It’s a specific milestone: We haven't seen these levels since the Fannie/Freddie bond buying announcement on Jan 9th.
✅ It feels different this time: Last time, rates dropped fast and furious. This time, the improvement has been gradual (down just 0.05% since Friday), which suggests a healthier, more sustainable trend in the bond market.
✅ Why it’s happening: No crazy headlines—just a steadily improving bond market and strong performance from mortgage-backed securities.

👀 What to watch for:
Rates are volatile. A reversal in the bond market could push rates back up, even later today. Also, keep in mind that quoted rates depend heavily on your FICO, down payment, and upfront costs.
