Well… this is a first. 😂

Climbed into the attic during today’s inspection and apparently interrupted the HVAC technician.

He didn’t have a license, wouldn’t answer any of my questions, and I’m pretty sure he’s been pooping up there.

Recommendation: Hire a more qualified cattractor. 🐈😂

Apparently this house came equipped with a whole-house humidifier… it’s just a little different than the ones I’m used to seeing. 😂💦

Today’s model features a clogged A/C condensate drain, an air return converted into an indoor swimming pool, and enough standing water to make the HVAC system think it relocated to Florida.

Good news: Humidity is no longer a concern.
Bad news: I’m pretty sure the return duct is now waterfront property. 🤣

Remember, folks: condensate drains are small… right up until they aren’t. 🔍🏠💧

🏠 "Out of Sight... Out of Insulation!" 🥵💸

This home was built in 2001. It has engineered trusses... OSB roof sheathing... and exactly ZERO attic insulation.

That's right. For over 25 years, the attic has essentially been saying:

"A/C? Never heard of her."

Every summer, the air conditioner has been working overtime while the cool air escaped and the Arizona heat poured in.
A little insulation installed when the home was new could have:

✅ Reduced monthly cooling costs.
✅ Made the home much more comfortable.
✅ Reduced wear and tear on the HVAC system.
✅ Saved the homeowner thousands of dollars in energy costs over the life of the home.

This is a perfect example of why a professional home inspection isn't just for old homes. Even new construction can have significant oversights that may go unnoticed for years.

The lesson? A few hundred dollars spent on a quality inspection at the time of construction could have prevented decades of higher utility bills.

🚨 Nothing says “surprise plumbing bill” quite like a fiber optic company accidentally boring straight through your sewer line. 🚽📡

Imagine calling your internet provider because Netflix keeps buffering… only to find out your sewer pipe is now part of the information superhighway. 💩⚡

We’ve been seeing more damaged sewer lines from underground utility boring lately, and most homeowners have NO idea until sewage starts backing up or the yard turns into a swampy science experiment.

A sewer scope inspection can catch:
✔ Crushed or punctured sewer lines
✔ Root intrusion
✔ Offsets and breaks
✔ “Oops, we drilled through your pipe” moments

Before you buy a home — or if construction has happened nearby — schedule a sewer scope. It’s a lot cheaper than replacing a sewer line that now has high-speed internet. 😅

🚨Home Inspector Chronicles: Episode “No Eye in Safety”🚨

Here we have a textbook case of “close enough” engineering…

📸 Those photoelectric eyes (aka safety sensors) are supposed to be 6 inches off the floor to prevent the garage door from turning your toddler’s trike into modern art.
But these beauties? They’re mounted near the ceiling — perfect for detecting flying squirrels, low-flying drones, or haunted helium balloons.

💡 Remember: If your garage door’s sensors are up here ⬆️ instead of down there ⬇️, your “safety feature” just turned into a garage guillotine.

🛑 Friends don’t let friends install safety sensors like satellite dishes.

Okay. I seriously can't stress this enough... every house, and yes especially new construction, should have a sewer scope. They never removed the test coupling from the sewer line.. complete blockage...
