🏠 "Out of Sight... Out of Insulation!" 🥵💸

This home was built in 2001. It has engineered trusses... OSB roof sheathing... and exactly ZERO attic insulation.

That's right. For over 25 years, the attic has essentially been saying:

"A/C? Never heard of her."

Every summer, the air conditioner has been working overtime while the cool air escaped and the Arizona heat poured in.
A little insulation installed when the home was new could have:

✅ Reduced monthly cooling costs.
✅ Made the home much more comfortable.
✅ Reduced wear and tear on the HVAC system.
✅ Saved the homeowner thousands of dollars in energy costs over the life of the home.

This is a perfect example of why a professional home inspection isn't just for old homes. Even new construction can have significant oversights that may go unnoticed for years.

We’ve been seeing more damaged sewer lines from underground utility boring lately, and most homeowners have NO idea until sewage starts backing up or the yard turns into a swampy science experiment.

A sewer scope inspection can catch:

🚨Home Inspector Chronicles: Episode “No Eye in Safety”🚨

Here we have a textbook case of “close enough” engineering…

📸 Those photoelectric eyes (aka safety sensors) are supposed to be 6 inches off the floor to prevent the garage door from turning your toddler’s trike into modern art.
But these beauties? They’re mounted near the ceiling — perfect for detecting flying squirrels, low-flying drones, or haunted helium balloons.

💡 Remember: If your garage door’s sensors are up here ⬆️ instead of down there ⬇️, your “safety feature” just turned into a garage guillotine.

🛑 Friends don’t let friends install safety sensors like satellite dishes.

Smoke alarms should be replaced every 10 years, not passed down like family heirlooms.

Okay. I seriously can't stress this enough... every house, and yes especially new construction, should have a sewer scope. They never removed the test coupling from the sewer line.. complete blockage...
