“Should I wait for rates to drop?” It’s a question I hear all the time.

The truth is, none of us can predict exactly what rates, prices, or inventory will do next. But you can get clear on what buying looks like for you right now.

A prequalification can give you real numbers to work with. Your estimated payment, cash needed, loan options, and a price range that actually feels comfortable.

And getting those answers doesn’t mean you have to buy tomorrow. Sometimes clarity tells you to move forward. Sometimes it tells you to wait. Either way, you’re making an informed decision instead of guessing.

In Yuma, I see all kinds of setups. Owned, financed, leased and the details can look very different from one home to the next.

It's important to know if the solar panels are a liability or an asset-this is something we want to understand before you make decisions around the home.

What’s the payment, if any? What is the remaining balance? Lease term? Transfer options? What happens at closing?

Those are the details I want my buyers to have in front of them.

Yes, I know exactly which client said “absolutely no HOA” three weeks ago. 😂

Real estate comes with a lot of moving pieces, but every buyer and seller comes with their own very specific set of them.

The must-have RV parking.
The inspection Thursday morning.
The house you loved except for that kitchen.
The PCS timeline that isn’t flexible.
The seller who needs a little extra time after closing.
The pool that one spouse wants and the other absolutely does not. 😅

Some of it lives in my notes and systems. And somehow, after 20+ years of doing this, a whole lot of it just lives in my head.

Because keeping a transaction straight is one thing. Keeping the people, priorities, deadlines, and details straight is the job.
