🏡 Thinking About Buying a Home? Here’s What Has Changed

Whether you’re buying your first home or you’ve bought before, the home-buying process has changed a little.

Before a REALTOR® can show you homes, buyers are now asked to sign a written buyer agreement. This agreement explains what services your agent will provide, how representation works, and how compensation is handled.

The good news is this is not something to be afraid of. It is designed to create more transparency, so buyers understand the process before starting home tours.

A few important things to know:

✅ You can still ask questions before signing anything.
✅ You do not need this agreement just to attend an open house on your own.
✅ Compensation and terms are negotiable.
✅ The agreement helps clarify expectations before we begin looking at homes.

My job is to walk you through the process, explain your options, and make sure you feel comfortable before taking the next step.

The main rule change is that many buyers working with a REALTOR® are asked to sign a written buyer agreement before touring a home, either in person or virtually, and the agreement explains services and compensation. NAR also states that compensation is negotiable and open houses attended on your own do not require a written buyer agreement. Arizona REALTORS® also notes the written-agreement-before-touring requirement and says broker compensation must be clearly disclosed and negotiable.
