Let me introduce you to a Holiday favorite in this household: Buttery Breakfast Christmas Casserole

You read that right... the word buttery is in the TITLE of this recipe.

The focus of the holidays is always on the dinner

But what about feeding hungry house guests the morning of or the morning after a big holiday sha-bang?!

This one is a crowd favorite and requested year after year (sorry turkey and ham) and is SO easy to prep ahead of time!

Let's get into it!
1 lb pre-cooked croissants (about 5 to 7), split in half lengthwise
1 tbsp olive oil, more for baking dish
1 bunch scallions thinly sliced, greens reserved
1 lb sweet Italian sausage, casings removed
2 tsp finely chopped fresh sage
8 eggs
3 cups whole milk
1 cup heavy cream
8 ounces Gruyère, grated (2 cups)
1¼ teaspoons kosher salt
1 teaspoon black pepper

Instructions for this Recipe can be found on New York Times Cooking - Or abbreviated below!

Step 1
Tear croissants into large bite-size pieces, set aside

Step 2
In a skillet over medium heat, warm the olive oil. Add sliced scallions and sausage meat, breaking up meat with a fork, until mixture is well browned, about 5 minutes. Stir in sage, and remove from heat.

Step 3
In a large bowl, toss together croissants and sausage mixture. In a separate bowl, whisk together eggs, milk, cream, 1½ cups cheese, salt and pepper.

Step 4
Oil a 9- x 13-inch baking dish. Turn croissant mixture into pan, spreading it out evenly over the bottom. Pour egg mixture into pan. Cover with plastic wrap and refrigerate at least 4 hrs or overnight.

Step 5
Ready to bake? Heat oven to 350 degrees. Scatter remaining cheese over top. Bake until golden brown and firm to the touch, 45 minutes. Let stand 10 minutes. Garnish with sliced scallion tops before serving.

FACT: When you buy or sell, you’re in the driver’s seat, start to finish. But you’re gonna need a capable and experienced team that’ll make sure you get where you need to go.

Funny. Sounds a lot like Santa and his trusted team of reindeer, don’t you think?

- Dasher —> A trusted lender
- Dancer —> A reputable inspector
- Prancer —> Title agent
- Vixen —> Appraiser
- Comet —> Buyer or seller’s agent
- Cupid —> An insurance agent
- Donner —> A closing attorney
- Blitzen —> Your BFF on speed dial
- Rudolph —> Me, your trusted Real Estate Agent

If you’re thinking of buying or selling, you ARE in the driver’s seat, but you’ll never go the journey alone.

If you'd like, send me a DM. I’d love to share how I make the buying or selling process smooth, easy, and clear of any reindeer games!

It’s December. And that means you don’t have time to read long and boring posts about getting a mortgage. What instead? THIS lightning-round mortgage FAQ!

Q: Should I shop around for the best rate?
A: A thousand times YES! And don’t worry about stepping on lenders' toes. Tell them you’d like to work with them, but you’re shopping around for the best rate.

Q: Will multiple mortgage loan applications hurt my credit score?
A: Maybe by a few points, but not enough to keep you from comparison shopping. As long as credit inquiries are made within a few days of one another, each is typically counted as a single inquiry for credit-scoring purposes.

Q: How far in advance should I apply for a mortgage?
A: The sooner, the better, but apply only when you’re almost certain to buy. Pre-approval letters are valid anywhere from 30-90 days.

There, that was quick, wasn’t it? Have more questions? I have answers! DM me, I’d love to help.

Feeling the squeeze this holiday season and wondering how much it would cost to bump out a wall or add a room out back?

Here are a few figures to keep in mind. Remember, size, detail, and materials will all greatly influence your bottom line.

- Adding a room or bedroom is the most common addition. A 20x20 addition will run about $80-200 per square foot or $32,000 – $80,000.
- Expanding your kitchen by 200 square feet will be between $48,000 to $94,000. That's a lot, I know. Just need a kitchen refresh? You can tackle a minor kitchen remodel for $10,000 to $15,000.
- Thinking about the in-laws? (Of course you are this time of year!) A 600-750 square foot detached in-law suite will come in somewhere between $78,000 and $135,000.

Adding square footage to your home will increase its value, no doubt, but not dollar-for-dollar. If you’d like to chat more about how you can make the most of your home or discuss the additions with the highest ROI, DM me, and I’ll be in touch!

It’s easy to glamorize buying and then renovating to your liking. The reality is life is full, you are busy, and new construction may be exactly what fits your family and lifestyle. Just think of the perks of new construction:

- Low maintenance
- High-efficiency appliances and HVAC
- The latest smart home technology features
- Option to choose the floor plan and finishes if early enough
