If you're a homeowner or looking to purchase a home, understanding your mortgage payment is crucial. Each payment is typically divided into four parts: principal, interest, taxes, and insurance.

The principal portion of your payment goes towards paying off the amount you borrowed to buy the home. This portion decreases over time as you pay down the balance of your loan.

The interest portion is the cost of borrowing money and is paid to your lender. This portion also decreases over time as the balance of your loan decreases.

Taxes are the property taxes you owe to your local government. These can be included in your monthly mortgage payment and paid directly to your lender.

Finally, insurance refers to two types of insurance: homeowners insurance and private mortgage insurance (PMI). Homeowners insurance protects your home and belongings in case of damage or theft, while PMI protects the lender if you default on your loan.
