🏡 Buyer Tip: Don’t Skip the Home Inspection

When you find a house you love, it’s easy to start picturing where the furniture will go before thinking about what might be happening behind the walls.

That’s where a home inspection comes in.

Especially with many of the older homes you’ll find throughout Muskingum County, an inspection can give you a much better understanding of what you’re buying. An inspector may identify issues with things like the roof, electrical system, plumbing, foundation, HVAC, moisture, or other components that aren’t obvious during a showing.

One important thing to remember: an inspection isn’t about finding a “perfect” house. Every home will have something on the report.

The goal is to figure out:

🔑 What’s normal maintenance?
🔑 What might need attention soon?
🔑 Are there any major concerns?
🔑 Is there anything worth discussing with the seller before moving forward?

Depending on the terms of your purchase agreement, inspection findings may also play a role in negotiations or whether you decide the home is still the right fit.

🏠 First-time buyers: your down payment isn’t the only money you’ll need to buy a home.

One of the biggest surprises I see for buyers is realizing there are other expenses to plan for besides the down payment.

Depending on the purchase, you may also need money for things like:

• Home inspection
• Appraisal
• Closing costs
• Homeowners insurance
• Moving expenses
• Repairs or purchases after you get the keys

That doesn’t mean you need a huge pile of cash before you can buy. It just means it’s worth knowing your total expected costs before you start seriously looking at homes.

A good lender can help you understand the financing side, and your Realtor can help you anticipate expenses that may come up during the transaction.

I’d much rather have a buyer know what to expect upfront than get surprised two weeks before closing.
