😮 Waiting for interest rates to fall might seem smart, but the reality is: the market is getting more expensive every day, and here’s why:
1. Home prices are still climbing.
As more buyers jump in hoping to catch lower rates, competition increases—and so do prices.
2. Lower rates = more buyers = bidding wars.
When rates drop, more people enter the market, which pushes home prices up. So while you might get a slightly better rate later, you’ll likely pay more for the house itself—and face tougher competition.
3. Rates from 2020–2021 were historic lows—not the norm.
Those 2–3% rates were emergency-level responses to a global crisis. “Normal” is closer to 5–7%, which is where we are now.
4. You can always refinance later.
Buying now means you start building equity while others are waiting. If rates fall in the future, you can refinance—but you can’t go back in time and buy that same home for less.

🔔 Bottom line: Buying now gives you the advantage of locking in a home before prices climb further—and sets you up to refinance when the time is right. Waiting might cost you your dream home that’s currently for sale!
