There is a lot of chatter about interest rates right now... and I know it can be hard to figure out what all of it actually means for YOU.

Rates matter, absolutely—but they’re only one piece of the real estate puzzle. Inventory, home prices, competition, your monthly payment and your personal situation all matter too.

I pulled together a quick snapshot of what we’re seeing across several West Michigan markets right now. 👇

One thing that really stands out is how different the market can look from one community to the next. Some areas are still sitting at less than a month of inventory, while others have considerably more. That can completely change how we approach buying, selling and negotiating.

And while today’s 6.74% rate is higher than it was a few months ago, waiting for the “perfect” rate doesn’t necessarily mean the perfect opportunity. The right time to make a move is when the numbers, the house and the timing make sense for you.

Sometimes a home search takes months... and sometimes it happens so fast it leaves everyone wondering, "Wait... what just happened?" 🤯🏡

This was definitely one of those!

Last week, I met these buyers over breakfast after they arrived from New Guinea. We talked through the home-buying process, what to expect, and what was most important to them in a home.

This week, we scheduled a few showings just to help them get a feel for how the process works, knowing that most of our search would likely continue virtually once they returned home.

After seeing a few houses, we walked into the one. It checked all the boxes, felt like the perfect fit, and they decided to write an offer.

Just a few hours later... offer accepted! 🎉

I'm so thankful everything came together so quickly and that they were able to see their future home in person before heading back.

An out-of-state purchase has its challenges, but an out-of-country purchase adds another layer entirely. I'm incredibly grateful for wonderful clients, flexible schedules, and a transaction that came together exactly when it was supposed to.

There is something incredibly special about becoming a family's "go-to" Realtor.
Lately, I've found myself helping parents, then their children... siblings referring siblings... and now even multiple generations within the same family. Every single time someone says, "My son told me to call you," or "My parents said you took such good care of them," it honestly means more to me than I can put into words.

Real estate is so much more than buying and selling houses. It's about trust. It's about knowing that when one of the biggest moments in someone's life comes along, they feel confident enough to send the people they love my way.

To everyone who has referred a friend, a coworker, a parent, a child, or another family member—thank you.

You are the reason my business continues to grow, and I never take that trust for granted.

The side of Real Estate you don't see. Showing homes, negotiating between showings, writing contracts in the car, multiple phone calls that don't get finished because they are interrupted by other phone calls, working an off market showing and unstaging a home. 🥵🥱
