December median existing home sales jumped 5.1% M-o-M but just 1.4% Y-o-Y and remain near historic lows. A strong reason for any sort of sales bump is prices are falling. The median price has fallen for the second straight month, and in five of the past six. Moreover, new home prices fell 3.3% M-o-M in October, are down 8.8% Y-o-Y, and are at their lowest price since 7/21.

The Fed just announced a quarter-point rate cut, their third cut this year, so we wanted to make sure you had the correct information — especially since your clients may see the headlines and assume mortgage rates just dropped.

This cut impacts short-term lending only (credit cards, auto loans, HELOCs). It does not directly change mortgage rates.

Mortgage rates are driven by the bond market, not the Fed’s rate, so today’s announcement won’t create an immediate drop in home loan pricing.

That said, it’s still very encouraging news for the market. Rate cuts often influence investor expectations, and that can help long-term rates improve over time. Moves like this can also boost buyer confidence — which is exactly what we need heading into the new year

Also from Elliot Eisenberg: get ready for some scary-sounding GDP loss numbers. Don’t believe them. Once the government reopens, all the missed pay and bills get covered. While the initial hit sounds bad, most of it gets recouped. At worst, shutdowns cost $1 billion/day. Even a 35-day one, the longest ever, will dent GDP by just 0.12%. Quite manageable.

Flood Insurance (NFIP)

The National Flood Insurance Program (NFIP) authorization expires October 1.
No new or renewal flood insurance policies can be issued during the lapse.
This means any closing requiring new NFIP coverage cannot move forward until reauthorization.
Private flood insurance may be an option.


Federal Employee Borrowers

Many federal employees may be furloughed without pay, which could affect income qualification.
Back pay is guaranteed by law, but delays may impact loan approvals.


Verification & Processing Delays

IRS transcript requests and income verifications will likely be delayed.
USDA loans could stall if processing is suspended.
FHA and VA loans are expected to continue, but with reduced staffing.
