There are three things every relocating family underestimates when they decide to move to Northern Nevada — and here they are.

One — how long the research phase actually takes. Most families think they will research for a month and be ready. The average is six to twelve months. Not because they are slow — because this market is specific and worth understanding properly. Give yourself the time.

Two — how different the three main areas feel in person versus online. Reno, Carson City or Carson Valley look similar on Zillow. They feel completely different when you are actually there. The visit is not optional — it is the most important step in this process.

Three — how fast they fall in love once they actually visit. I have watched families spend a year researching cautiously — arrive in Reno for a weekend and know within 24 hours that this is where they are supposed to be.

This might ruffle some feathers — but the best time to start planning your move to Northern Nevada is not when you feel ready. It is now. Let me explain.

Every family I have worked with who had the smoothest relocation started the process before they thought they needed to. They got pre-approved before they were serious. They researched neighborhoods before they had a timeline. They visited Reno before they had made the decision. And when the right moment came — they were ready to move.

The families who wait until they feel completely ready are the ones who call me in a rush, skip steps they should not skip, and make decisions under pressure they would not have made otherwise.

There is no perfect moment. There is just now — and later.

If you have been sitting on this idea for six months, a year, maybe longer — this is your sign.

Bay Area buyers often ask the same question: where can you get more breathing room without feeling disconnected from everything you’re used to?

Most people picture Nevada as Vegas — desert, heat, nothing around for miles. Northern Nevada is a completely different state. The Bartley Ranch / Huffaker area of South Reno has an established, lived-in feel: mature landscaping, parks, trail access, and larger-lot pockets you won’t find in newer subdivisions. You’re minutes from restaurants and shopping, a quick drive to the airport, and close enough to Mt. Rose and Lake Tahoe to make them part of your regular routine, not a special trip.

And here’s the part most people miss — South Reno isn’t one neighborhood, it’s several, and they don’t all feel the same. This pocket near Bartley Ranch has a different rhythm than Damonte Ranch or Double Diamond. If you’re comparing Reno from the Bay Area, the only way to really understand the difference is to see it in person.

I help Bay Area and Northern California families navigate exactly this — which part of South Reno actually fits how you want to live.

Sometimes the right home just needs the right buyer to find it.

This is a property that makes sense. Elevated lot. Mountain views out the window. Fully fenced yard with room to actually use it. A covered deck for mornings and evenings. Storage shed out back. And open space and public land nearby for walking, exploring, and ATV access.

The home itself is functional and solid. Three bedrooms, two full baths, walk-in closet, ceiling fans, double pane windows, laminate and wood flooring throughout. Refrigerator included. Natural gas. Public water and sewer. Everything works.

If you’ve been watching the market and waiting for something with value, space, and a price that actually works — this is worth a look.

The financial case for moving to Northern Nevada is one of the strongest for any relocation market in the American West.

Here is what the numbers actually look like — for families coming from California, Oregon, Washington, or New York.

NO STATE INCOME TAX. Nevada is one of only nine states with none. For a family earning $150,000 moving from California — that is $13,300 back in your pocket every single year. From Oregon — up to $14,850. From New York — up to $16,350.

PROPERTY TAXES in Nevada are significantly lower than California, Oregon, and New York. You keep more of your equity.

WHAT YOUR BUDGET ACTUALLY BUYS:
— $400K: 3 bed, 2 bath, move-in ready, Carson City
— $600K: Spacious family home, yard, garage, Carson Valley
— $800K: Premium home, mountain views, premium location

AND THEN THERE IS THE LIFESTYLE. The mountains. The space. The community. Lake Tahoe 25 miles away. Four actual seasons.

There’s something about a home that’s been truly taken care of — and this one shows it the moment you walk in.
Backyard bar. Hot tub. Mountain views. BLM open space right behind the fence. And a neighborhood where kids still play outside.

Here’s what makes it stand out:
🏔️ Backs BLM land — no neighbors behind you, ever
🚗 4-car garage with epoxy floors + 40-amp EV outlet
❄️ Central A/C installed 2025 + furnace replaced 2023
💧 Whole-house water filtration system
🌿 Front + back landscaping with full irrigation
🏠 Downstairs bedroom with en-suite — perfect for guests or family
📦 Washer, dryer, and fridges included

Location does the rest:
📍 Minutes to Western Nevada College
📍 Close to Carson Tahoe Medical Center
📍 Easy access to downtown Carson City + Hwy 50

4 beds · 4 baths · 2,576 sq ft · $829,000 · No HOA

The first 7 days on market are the most important days of your entire listing.

In Reno, NV right now, the average home sits for 54 days. But homes that are priced and presented correctly are moving in 18 days or less.

The difference is almost always one of three things.

PRICING. Buyers are more informed than ever. If your home is even slightly overpriced, they move on. Pricing high with room to negotiate is a strategy that stopped working years ago.

PHOTOS. The vast majority of buyers decide whether to schedule a showing based entirely on the photos. Professional photography is not optional — it is the listing.

ONLINE PRESENTATION. How your home appears across every platform determines whether buyers click or scroll past.

All three are fixable. But they need to be fixed before the listing goes live — not after the first week comes and goes.

If you are hoping to buy a home in Reno, NV before the summer is over — here is exactly what you need to have in place right now.

First — pre-approval. Not pre-qualified. Pre-approved. In a market where well-priced homes move in 18 days on average, showing up without a pre-approval letter means you will lose the home before you can catch up.

Second — clarity on which Reno area — they feel completely different. If you do not know which one fits your family before you start touring, you will waste weeks looking at the wrong homes.

Third — a realistic timeline. If you want to be settled before school starts in late August, you need to be under contract by late June at the absolute latest. That means actively searching right now — not next month.

The families who close in summer started this process 60 to 90 days earlier than they thought they needed to.

A pool you don’t clean. A clubhouse you don’t maintain. Trails you don’t drive to.

That’s the real story at 4268 Pheasant Drive, Carson City — 3 bed | 2.5 bath | 2-car garage | 1,305 sq ft | $385,000

This end unit sits in an elevated corner position with views of the valley, and everything inside has already been done for you: renovated bathrooms, updated windows, fresh and bright throughout, with surround sound wired in and ready. You move in. That’s it.

And the location might be the best part. Riverview Park and the Mexican Ditch Trail are right outside your door — one of Carson City’s most loved outdoor corridors for walking, running, and biking. Morning coffee, then straight onto the trail. That’s the lifestyle here.

Homes like this — updated, end unit, with views, under $400K — don’t sit long in Carson City.

📩 DM us PHEASANT and we’ll send you the full details, the open house schedule, and everything you need to see it in person.
