I’ve been thinking about what I actually want people to know about YV Wine Country Properties.

Not what we sell.

Not how long we’ve been doing it.

Not how many houses we’ve closed.

What matters to us.

And I think it starts here:

You do not have to be ready before you talk to us.

You don’t need perfect credit.

You don’t need to have your down payment figured out.

You don’t need to know which loan program you need.

You don’t even need to know if buying a house is possible for you.

You’re allowed to come to us with:

“I have no idea. I just want to know what’s possible.”

That’s enough.

If buying is a year away, I’d rather help you find that out now so you can spend the next year with an actual plan.

If you think you can’t buy, I want to know why before we accept that as fact.

If there’s work to do, that’s okay. Let’s figure out what the work is.

And if buying isn’t the right decision for you right now?

We’ll tell you that too.

The same goes for selling.

Our job isn’t to convince you to have a real estate transaction.

It’s to make sure you have enough information, understand your options, and have people in your corner who will tell you the truth so you can make the decision that makes sense for your life.

And that’s what I expect from every broker at YV Wine Country Properties.

Educate people.

Answer their questions.

Help before there’s a paycheck attached.

Never make someone feel embarrassed because they don’t know something we happen to deal with every day.

And remember that there is always a human being attached to the transaction.

I opened YV Wine Country Properties in 2008.

And after all these years, I think some of the most important work we do happens long before there’s a house, a contract, or a commission involved.

Sometimes it starts with someone saying:

“I don’t think this is possible for me.”

And us saying:

“Okay. Let’s find out. ❤️”

That’s who I want us to be.

“I have too much debt to buy a home.”

I hear that all the time.

And honestly…

It isn’t usually the amount of debt that’s important.

It’s how that debt fits into your overall financial picture.

Two people can have the exact same debt…

And have completely different outcomes.

That’s why I never want someone to count themselves out just because they have student loans, a car payment, or credit cards.

Yesterday I sat with a lender and some of my agents, and she shared a story that has stayed with me.

A family in our community wanted to buy a home.

They found a For Sale By Owner and decided to pay cash. The seller asked for half of the purchase price up front… so the family gave them half of their life savings and were told to come back later to get the keys.

When they returned…

ICE was there.

The family was deported.

And the seller kept their money.

I have been thinking about that family ever since.

Not because the story is shocking… but because it is heartbreaking.

For many families, especially in underserved communities, the dream of homeownership already feels uncertain. There can be fear, language barriers, and a lot of confusion about how the process works.

This is exactly why who you work with matters.

In a real estate transaction done the right way:

• Your money goes into escrow, not directly to a seller
• Ownership is verified through title
• Contracts protect both sides
• There are licensed professionals making sure no one is taken advantage of

These protections exist for a reason.

After 24+ years helping people buy homes, I know this much is true…

Buying a home isn’t just about finding the right house.

It’s about making sure no one loses everything trying to achieve the dream of homeownership.

If you or someone you love is thinking about buying a home, please don’t try to navigate it alone. Ask questions. Get guidance. Work with someone whose job is to protect you.
