Ramsey, Champlin and Brook Park. A one-level townhome with a pond out back, a 2026 top-to-bottom remodel, and 5.7 wooded acres near the Snake River.

Fall is a good time to buy around here. There’s usually less competition than in spring, and sellers who are still listed in October tend to be serious about moving. That’s not a guarantee, just what I’ve seen over 26 years of doing this.

Every slide here comes from a real conversation I’ve had at a kitchen table: the commute nobody tested, the kitchen that sold someone on the wrong neighborhood, the house I told a buyer to walk away from. (The chickens are just good life advice.)

When a price comes down, the house didn’t change. The math did. If one of these was a little out of reach this summer, it’s worth a second look now.

📍 Monticello: $849,900 (was $864,900). A 14.77-acre hobby farm with a five-stall barn and wooded trails.
📍 Andover: $574,900 (was $585,000). 2.8 acres on a cul-de-sac, a 2024 kitchen and a detached shop.
📍 Big Lake: $314,900 (was $325,000). A 2019 ranch, all on one level, with a pond out back.
📍 Isanti: $274,900 (was $285,000). Two bedrooms, a fenced yard and an insulated garage.

Thirteen points.

Zimmerman's median single-family price is up 6.5% over the last 12 months. Princeton's is down 6.7%. Two towns a short drive apart on Highway 169, moving in opposite directions.

That's why a statewide headline tells you almost nothing about your house. "The market" is a dozen markets, and the only one that matters is yours.

In Princeton, this isn't a reason to panic. It's a reason to price to what's selling there now, not what sold last spring.

Hwy 169 gets you to the Cities, and the drive home gets you out of them. Space to breathe at the end of the day is worth the miles.

My advice to every buyer: test-drive the commute before you write an offer.

Here's why. 👇

🌳 Space. Bigger lots, real backyards, and neighbors who aren't 10 feet from your kitchen window.

🌅 Lake Fremont. It's right in town, so fishing, boating, and sunsets don't require an hour in the car.

🦌 Sherburne National Wildlife Refuge. It's basically next door, with trails, birding, and fall colors that put the city to shame.

🚗 Still close to the Cities. You can take 169 when you need to, and you still come home to quiet.

I live here and I sell here. If you're thinking about moving north, I'll give you the honest version, good and bad.

SOLD in Zimmerman 🏡

25350 101st Street NW is officially closed, and it’s a good example of what buyers in this part of Minnesota are looking for: space, a usable garage, and room to make it their own.

2 beds | 1 bath | split-level | nearly ½ acre | 4+ car garage

The windows are updated and the bathroom was recently refreshed. The garage has room for the trucks, the toys, and a real workshop. Around here, that garage alone gets people through the door.
