MONTGOMERY COUNTY | AUGUST 2026 MARKET UPDATE

August 2026 compared with August 2025:
• Median original list price of new listings: $605,000 vs. $624,900
• New listings: 1,121 vs. 965
• Days on market (DOM): 29 vs. 29
• Available homes at month end: 2,363 vs. 1,940

Month-end inventory rose 21.8% and new listings increased 16.2%. The median original list price of new listings fell 3.2%, while days on market stayed at 29. Buyers have more options, but the pace has not slowed on this measure. The shift in asking prices may reflect the mix of homes listed, so sellers should use closely comparable sales to guide pricing.

PRINCE GEORGE’S COUNTY | AUGUST 2026

Buyers have more homes to compare, while sellers should plan for a longer marketing period. Available homes rose 14.4% to 2,494 and new listings increased 10.4% to 1,159 compared with August 2025. Days on market rose from 32 to 38.

The median original list price of new listings was $450,000, down 4.2%. Asking-price changes can reflect the mix of homes listed; they are not a measure of every home’s value.

HARFORD COUNTY | AUGUST 2026

More choice for buyers, more competition for sellers: available homes rose 24.5% to 716, and new listings climbed 31.4% to 427 compared with August 2025. Days on market increased from 24 to 29.

The median original list price of new listings was $400,000, nearly unchanged from $399,000. This measures asking prices, not individual home values.

ANNE ARUNDEL COUNTY | AUGUST 2026 MARKET UPDATE

August 2026 compared with August 2025:
• Median original list price of new listings: $519,000 vs. $489,990
• New listings: 859 vs. 777
• Days on market (DOM): 29 vs. 26
• Available homes at month end: 1,637 vs. 1,396

The median original list price of new listings rose 5.9%, while month-end inventory increased 17.3% and days on market moved from 26 to 29. Higher asking prices are arriving alongside more choice and a slightly longer marketing period. Sellers should support their price with recent comparable sales; buyers can compare condition, location, and total ownership costs.
