An update from Stephen yesterday about his visit in D.C:

“Today we met with a staffer from Delegate Stacey Plaskett’s office as part of the NAR Legislative Meetings. I represented the St. Croix Board of Realtors and advocated for the More Homes on the Market Act, which would update the home equity tax exclusion that hasn’t changed since 1997.

The Problem
Tax law hasn’t kept up with reality. Homeowners who have built home equity over decades are being penalized for it when they try to sell. The home equity exclusion on the sale of a primary residence has been frozen since 1997 while home values have risen 225%. The result is millions of homeowners who simply can’t afford to sell.

The Fix
The More Homes on the Market Act updates the exclusion to reflect today’s reality, doubles the threshold, and indexes it to inflation so it never falls behind again.”
