Have you ever spent time at the Carambola Beach Resort St. Croix U.S. Virgin Islands? The beach is absolutely beautiful and the grounds are unlike anywhere on the island. Today it officially closes but plans for a new operation is tentatively set for Fall of 2027.

For 115 employees at Carambola Beach Resort St. Croix, May 28 marks the final day of work at the resort, and the final day of operations. While you may have heard that Carambola was sold, we at want to share only what has been publicly confirmed โ€” not rumors or speculation.

Carambola is currently under contract as part of a planned $50 million renovation project. When the resort reopens โ€” tentatively in fall 2027 โ€” it will debut under new ownership, with a major new name and bold vision that will bring exciting opportunities for St. Croix. Once the deal is finalized and official announcements are made this summer, weโ€™ll share more.

In the meantime, we wanted to say THANK YOU to the dedicated staff who helped make Carambola such a special place over the years. Weโ€™ve been reflecting on the many weddings and celebrations that have taken place there, the world-class scuba diving just off the shoreline, the lush landscaping, the beautiful sunsets, and the ambiance of the terrace. Even the drive, as you approach the resort, is a sensory experience that made visitors and locals fall in love at first sight.

Some might be shocked to learn that property taxes here on the island are considerably lower than the states. ๐Ÿ“‰๐Ÿ’ฐ

It's not uncommon for a single-family home priced at $500,000 to have annual property taxes totaling $1200. Yes, that is for the year! On the flip side, insurance costs are considerably higher, often around 2% of the purchase price for the year. That same home with the $1200 annual taxes might carry a policy totaling $10,000 per year in windstorm insurance. ๐Ÿ”ท

Essentially your insurance and taxes when combined might be similar in total to what you pay for both in the states. During your inspection period, it is always important to confirm what exactly the sellers pay in taxes and home insurance, if they do indeed carry a policy ๐Ÿก
