They are a great opportunity to not just showcase the home but quite honestly SELL the home to your fellow agents that you work with day in and day out! 🏘️
On St. Croix, we typically host "Brokers Open Houses" where agents tour the home and share feedback. 🪴
I speak with sellers often about how important holding an open house can be! I always encourage an open house if at all possible, for these reasons and more...
🌀Pictures are often worth 1000 words but nothing beats seeing it in person!
If your home features top of the line finishes, or an extensive solar system set-up or possibly the outdoor space is totally renovated - an open house is the chance to flaunt it if you have it!
🌀Agent feedback is invaluable
Who else knows the market like your fellow agents? It's not your mom's cousin or your uncles nephew. Most of us Realtors are full-time and we understand the ins and outs of the market when it comes to value and pricing. Sometimes sellers reach for the stars when it comes to the ask price of a new listing and all the comps in the world still won't get a seller to budge. If a large majority of fellow agents agree that the home is priced too high, then more than likely your home is priced too high and it could be time to adjust the price.
🌀 No Buyer today? Maybe tomorrow!
After the open house tour, agents can immediately go back to buyers they are working with, with reasons why this could be a good fit. As agents, we often have buyers "waiting in the wings" and sometimes as soon as we see it, we know it can work! On the other hand, many agents might not have the buyer right then and there, but two weeks from now, something could change and if an agent toured the home, they will be able to share information about what they saw and what they liked, in return this can lead to a showing and an offer!
