This snapshot focuses exclusively on the upper luxury market—properties listed and sold above $2 million across St. Croix and St. Thomas.

Over the past 12 months:

✨ 45 Active & Pending Listings
✨ 21 Closed Sales
✨ Luxury sales ranging from approximately $2M to $6.6M+

A few trends stand out.

▪️St. Thomas continues to lead the luxury market in both inventory and transaction volume, accounting for roughly two-thirds of active luxury listings and the majority of recent sales.

▪️St. Croix remains a smaller and more exclusive luxury market, with significantly fewer estate properties available at any given time. While transaction volume is lower, average sale prices among the highest-end properties remain surprisingly comparable to St. Thomas, highlighting continued demand for exceptional waterfront estates, privacy, acreage, and legacy properties.

▪️Perhaps most interesting, for every luxury property that sold, there are currently about two available listings. While the buyer pool above $2 million is highly specialized, exceptional properties continue to attract attention and successfully transact across both islands.
