Did you know a 1031 exchange may be an option when you move your investment from the mainland to St. Croix? 🌴

In plain terms: you sell an investment property, buy another one with the proceeds, and pay the tax on your profit later instead of now. It's postponed, not erased. You can repeat this process again and again, though.

Exchanges only work in certain tax situations, so this isn't a decision to make on your own.

💼 The money: your sale proceeds go to a qualified intermediary, never your own account
🏡 What qualifies: rental and investment property, not a home just for personal use
🧾 At closing: USVI stamp tax still applies

Our best advice? Build your team before you list: a tax advisor who knows the USVI, a qualified intermediary, and a local broker who can help you find the right property inside that 45-day window.

The Buccaneer's tennis club just earned a 2026 USTA Outstanding Facility Award, one of only 41 facilities honored nationwide. The award was presented in New York during the US Open. 🏆

Judges looked at court quality, programming, amenities, and access for all players. That last part hits home for us. Our own Nadja picked up a racquet for the first time a year ago in the free beginner classes offered to local residents, and she's been happily hooked ever since. 💙

Coach Dena and the community she has created are simply amazing: for ALL ages!

Eight courts, ocean breezes, and a community that welcomes beginners with open arms. Island living at its finest.

Congratulations to The Buccaneer team, particularly Coach Dena and the whole St. Croix tennis community! 👏
