Ever look at a St. John topo map and wonder what the contour lines actually mean?

For land here, those lines can tell you a lot before you ever walk the lot. They can help you understand driveway pitch, possible building areas, site work, septic placement, and how cistern planning may fit into the project.

It is one of the simplest ways to look past the view and get a better feel for how a parcel may work.

On St. John, slope can shape the build early, so I like to look at the topo from the start.

For off-island owners, condo fees and villa expenses can look different at first. But both come down to the same question.

What does it take to keep the property guest-ready?

• Condo fees may cover exterior upkeep, common insurance, trash, reserves, and management

• Villas usually carry separate costs for insurance, landscaping, pool care, pest control, repairs, and house checks

• Island systems like cisterns, septic, storm prep, and backup power need regular attention

• Vendor coordination matters when you are not on island

• Rental rules, guest access, and flexibility can shape how the property works overtime

Before you buy on St. John, verify how the house actually handles water.

• Ask for the cistern gallon count and whether that size feels comfortable for the home’s bedroom count, occupancy, laundry, pool, and landscaping.

• Check what roof area feeds it and whether gutters, screens, filters, and overflow are in good shape.

• Ask how often water has been delivered, especially in drier stretches.

• Make sure a delivery truck can realistically reach the house and turn around.

If you want a second set of eyes on island-specific due diligence, I’m happy to help.

Buying from off island and wondering what to verify before you fall for the view?

On St. John, water storage, backup power, and storm prep deserve the same attention as the bedrooms and the deck. Start with cistern capacity, what backup systems actually run, and how the home handles heavy weather.

These are some of the first questions we walk through when buyers compare homes from afar.

If you want, we can help you build a practical checklist before you make the trip.

Love the view but unsure what the build will really cost?

On St. John, the road matters as much as the lot. If trucks have a tough approach, a tight turn, or nowhere to stage materials, costs can rise through extra trips, smaller loads, more labor, and slower timelines.

We try to look at access early because it often changes the real budget more than the asking price suggests.

If you want a second set of eyes on a lot, we are happy to walk it with you.
