City Garden Apartment is one of the first top quality residential developments in the rapidly urbanizing Ho Chi Minh City in South Vietnam. Completed in August 2012, the project comprises 927 luxurious apartments set in a lush resort-style landscape within close proximity to the city’s central business district. The building’s footprint and composition of the twin-tower configurations responds and
optimizes the client’s high developmental yield requirements, while simultaneously maximizing usable outdoor space in a prime urban location. The impact of vehicular traffic has been reduced by limiting the internal road system to a minimum, locating the access road to the rear of the site. Additionally, the required parking spaces are all located below the undulating parkland to avoid any negative visual impact for its tenants and visitors. Due to Ho Chi Minh City’s waterborne topography, the project has been designed with 90m deep concrete pile foundation supporting a traditional reinforced concrete superstructure that reaches a total height of 30 floors (approximately 110m). A central load-bearing circulation and building services core stabilizes the tall structure while allowing all the apartment units to benefit from uninterrupted views of the surrounding landscape, further enhanced by curving cantilevered slabs. Rendered masonry facades are accentuated by vertically and horizontally undulating facades which provide both privacy and protection against excessive solar radiation. Horizontal bands of glazing offer unrestricted panoramic views across the urban and river landscape of Ho Chi Minh City.
