🏘️ Another investor closing is on the horizon.
More than 5 years ago, this client came to me with a goal: learn how to invest in real estate and build long-term wealth through income-producing properties.
This Wednesday, we’re scheduled to close on another multifamily property, adding yet another door to a portfolio that has grown to more than half a dozen multifamily investments over the years.
One of the things I love about this transaction is the financing strategy. This purchase is utilizing a DSCR (Debt Service Coverage Ratio) loan—an asset-based lending product that focuses primarily on the property’s income potential rather than traditional employment income.
For many investors, understanding financing options like DSCR loans can open doors to scaling a portfolio more efficiently and acquiring additional cash-flowing assets.
Before we get to the closing table, we still have one important step: the final walkthrough.
And yes, investors—even with tenants in place, this can and should be done.
Tomorrow we’ll be walking the property to verify condition, identify any material changes, and ensure there are no surprises before closing. A tenant-occupied property does not eliminate the need for a final walkthrough.
Protect the asset.
Protect the investment.
Protect the future cash flow.
