Multifamily Properties are very cheap right now. The rapid rise in interest rates has brought real estate investors the gift of GFC level price corrections. Cap rates on a national level have expanded 150bps.
There is still almost $250Billions dollars in dry powder to be deployed in Multifamily assets. While transaction volume is down, there is no shortage of liquidity. When the acquisition flood gates open this dry powder will drive values.
Now is the time to get back to basics. Start the research for market selection. Find markets that have diverse and recession resistant employment markets. Find markets that have strong demand and have been absorbing the recent new supply.

There are two things that drive investment returns in commercial real estate.

The Cashflow from the underlying business located on the real estate. (this is NOI or net operating income)

and

How much the investment market values this cashflow (this is cap rate)

Cashflow is relatively stabile and provides downside protection. The cycle of the capital markets allows investors to buy discounts and sell at premiums.

Right now there is a great opportunity as values are way down. Buying cashflow is cheap right now.

The difference between Crushing it, or getting crushed in Commercial Real Estate Investments comes down to three important factors.

HOW you buy and financing the deal will set the investment up for success or failure.

WHERE you invest matters. LOCATION, LOCATION, LOCATION turns out that old saying about real estate is absolutely true. Real estate is a hyperlocal brick and mortar business. Your customers and your competition will be within a 10 mile radius of your property. You want to pick a location that will allow your real estate investment to thrive and grow over the long-term. Pick areas with growing demand, limited supply, strong demographics, and a resilient and robust local economy.

WHO you invest with matters. Especially if you are investing passively. You want to partner with sponsors and operators that have the relevant experience and expertise in the type of real estate, and investment strategy you want to invest in.

This is a really interesting article about, the condition of household balance sheets, and the level of liabilities relative to asset values. It paints a slightly rosier picture in contrast to the unemployment data. It also outlines the impact of inflation on asset values and the lagging effect on wages. You can either pay down consumer and corporate debt or you can inflate asset values to make the balance sheet look better. As with past cycles it will come down to unemployment, as the ability to service these debt liabilities comes down to incomes, and the real value of these assets comes down to how liquid the market is to purchase them when and if you have to sell.
