It's back! 🎃 My Midland trick-or-treating video, with a 2026 update! I’ve got two new neighborhoods added this year:

🕯️ Greathouse
Homes around Greathouse Elementary go all out with decorations! Perfect for younger kids since the houses are close together... More candy with less walking!

👻 Grassland Estates
While houses are spaced out a bit more here, the neighborhood is full of Halloween spirit! PRO TIP: park at Abell Junior High or Scarborough Elementary and walk to avoid traffic jams.

🎃 "L Street" in Old Midland
Midland closes off L Street for a pedestrian-friendly experience near downtown! Charming, safe, and full of family fun on Halloween.

🧙‍♀️ Lone Star Trails 1 & 2
Homes are closer together here, which means more candy in fewer steps - plus some incredible decorations!

✨ NEW: Legends
Lots of homes, lots of places to park, and they really go all out. A new favorite!

New construction is looking pretty attractive right now 👀

In August, 63% of builders were offering incentives like closing-cost help or mortgage-rate buy-downs.

So yes, I absolutely think new construction is worth looking into.

But when I’m helping a buyer compare a new build to a resale, I’m also looking beyond the purchase price.

Does the new home still need a fence? Backyard landscaping? Blinds? A refrigerator? RO system?

Those things don’t automatically make the new build the more expensive choice, but they do need to be considered. I’d rather you know about them before closing than discover them one Home Depot run at a time afterward. 😂

The best deal isn’t always the house with the lowest price tag. It’s the one that makes the most sense for your budget once we look at the whole picture.

I always think the best way to look at a house is to stop asking, "Does it check the boxes?" and start asking, "What would our life actually look like here?"
