Contracts

Often I see Private sellers drawing up their own contracts or asking AI or the internet to give them contract Agreement of Sale to sell a property.

Part 1
When dealing with bonds, cash deposits, early occupation, make sure to pi5 in specific dates.
E.g the deposit will be paid no later than the 25th July 2026. The bond must be secured in 28 calender days from date of accepted offer.

Do not leave the contract open without dates and deadlines.
Proper completion with dates now becomes conditions to be met. Should buyer/seller not meet these conditions would then be better equipped to plan ahead for the next step.
Allowing you to exit the deal to allow a backup offer to take its place.

Should you have no date set for when the bond must be approved, you leave the contract open for them to take however long they need, while keeping your property in limbo and off the market.

Not every Attorney is a Conveyancing Attorney.
The process to sell your home or to purchase your forever home shouldn't take more than 90 days(if there are no hiccups along the way)
If you plan to give your family attorney who is not a Conveyancing Attorney you could see the process stretch out for a longer time as they would now outsource this work to a Conveyancing Attorney and be the middle man. Be sure to appoint a Conveyancing Attorney to handle your transfer for a speedy process.
