Somerville is home for us — we live here. As the county seat of Somerset County, it's a town full of character: historic homes, tree-lined streets, and houses that have been in the same family for decades.

Those homes carry a lot of life. They also often come with deferred maintenance, dated interiors, and estates to settle — the exact situations where a traditional listing can feel like a mountain.

If you own a home here that needs work, or you're settling a family's property, we buy as-is: no repairs, no cleanout, no showings. A local conversation — with actual locals — is all it takes to see your options.

When a loved one passes, their home usually has to go through probate before anything can happen with it. For many New Jersey families, that process is a mystery until they're in the middle of it.

Here's the plain-English version: what probate is, what the executor actually does, and your options for the house. Swipe through 👉

Inheriting a house often means inheriting a project: probate paperwork, a lifetime of belongings, repairs nobody has touched in years — sometimes from hundreds of miles away.

It doesn't have to be handled all at once, and you don't have to fix or clean anything to move forward.

We buy inherited homes as-is across Somerset, Middlesex, Union, Warren, Essex, and Sussex Counties, and we'll walk you through your options with zero pressure — including when listing is the better move.

Selling a house as-is in New Jersey can be a practical alternative to repairs, showings, and a traditional listing—especially for inherited, vacant, outdated, or distressed properties. Cash home buyers in NJ evaluate each property individually, so homeowners should understand how condition, location, needed work, price, closing costs, and timing may affect an offer. Potential flip or Money Pit? 👀🏚️

I walked this property to see if there was actually a deal hiding underneath all the work.

At first glance, it definitely needs attention but with fix-and-flips, the condition is only part of the story.

The real questions are:

* What’s the purchase price?
* What will the rehab actually cost?
* What’s the realistic ARV?
* How long will the hold be?
* And is there enough margin left after all the expenses?

A property can look rough and still be a great opportunity.

It can also look like a “deal” and turn into a very expensive lesson.

What would you do with this one…BUY, PASS, or need to see the numbers first?
