Reaffirmation of patience and grit is what I learned through this process. Even though I met alot of Tire Kickers This deal was special to me because it was a neighbor and the cascade effect that happened down this street was surprising to see. The neighbor to my right Sold for 360k. I watched it sell which inspired me to Sell. Once I sold mine it inspired my neighbor to the left to sell hers. We gave the Matrix 3 hard Comps of 360k to use.

One last lesson learned is that the sellers of these tiny multi families bought in 2006 during the hype era but they still planted their seed early and knew this asset vehicle was going to appreciate and cash flow and now they have harvested their fruit 🍓🍑🍓🍑. The buyer saw the harvest and decided to plant his seeds in the same vehicle. Which leads to the question:
Have you started planting your seeds for next 5.... 10.. 15yrs? Has the thought even came up?

Things to think about: With interest rates rising the window of opportunity rises as well this is going to open the door for more negotiations. For example many sellers buying pool have shrunk due to rising rates this leaves opportunities for buyers that still qualify to negotiate closing cost assistance or actually being able to get sellers to repair items that the home inspector. As Days on Market (DOM) rises the more antsy sellers and their agents become. & Thats where I come in on your behalf and facilitate the transaction from finding, scheduling,coordinating, advising and filling all the voids each transactions requires. Not all transactions are created equal.
