We've got the latest Nuggets You Need from last week's real estate activity, and the trend is clear: Buyers are finding more leverage!

Active listings dropped over 3%, but the average listing is now on the market for 90 days (60-day median). Patience is key for sellers!

The Days on Market (DOM) for newly contracted homes jumped to 63.3 days—the highest of the year and 15 days longer than last year. This is the 3rd week in a row with a DOM increase of 11+ days year-over-year.

Pricing Pressure: 60.4% of all active listings have reduced their price at least once, with the average reduction sitting at 6.6%.

Rates Watch: Even with the Fed reducing the FFR by 25 basis points, the 30-year mortgage rate increased slightly, ending the week at 6.27%.

The Takeaway: The market is slowing down, giving well-prepared buyers more time to find a great deal and negotiate terms. Sellers need to be highly strategic with pricing from day one!
