She has worked in public accounting, tax accounting, finance and internet consulting. She also started, and later sold, a company that designs and manufactures maternity apparel. She currently lives in Westover Hills with her husband

, Jon, and three kids – Luke, Eme and Noah. Her kids attend Casner Christian Academy and Hill Elementary, where she has served on the PTA as a committee chair for the past 4 years. The smart ones also focus on other things, like the tax savings associated with owning real estate. 💰

One of the most powerful tax tools available to rental property investors is cost segregation.

Here's a simple breakdown: 👇
Instead of depreciating your entire rental property over 27.5 years, a cost segregation study may allow certain components of the property to be depreciated much faster.

That can potentially create significantly larger tax deductions in the early years of ownership. 📈

Before you make any major decision in real estate, stop and ask yourself these 4 questions. 👀

Most people skip this step. The ones who don't are the ones who build real wealth. 💡

1️⃣ What's my exit strategy? How you are getting out is as important as how you get in. STR, MTR, LTR, fix-and-flip, hold long term? Your exit strategy drives every decision from the price you pay to the renovations you make.

2️⃣ Does the deal work on paper? Run the actual numbers. Cash flow. Cash-on-cash return. Cap rate. Projected expenses. If it doesn't work on a spreadsheet, it definitely won't work in real life.

3️⃣ What's the worst-case scenario, and can I survive it? Vacancy. Repairs. Market shifts. What happens if things don't go as planned? If you can't answer this question, you're not ready to buy.

4️⃣ Do I have the right team in place? Agent. Lender. Property manager. CPA. Contractor. The deal is only as good as the people on your team.

Ask these before every major move. Not after. 🤠✨

Here's a scenario I see all the time. Your PITI is $2,500/month. You're generating $4,000 in rental income. You think you're pocketing $1,500. But here's what most investors forget to factor in: 👇

🏠 Property management fees: 10% to 30%+ of your rental income. Gone.
🔧 Repairs & maintenance: They're coming. Budget for them.
💡 Utilities: Especially for STRs. It adds up fast.
🏨 Hotel & occupancy tax: For STRs and hospitality properties, this can run 10% to 18% depending on your market. That's a big number some new investors completely miss.

Run those numbers and your $1,500 in cash flow can disappear fast. Sometimes entirely.
