Smart improvements build value. 📈

At 18, I bought my first home — a solid 3-bed, 2-bath in a quiet Kirwan close. This purchase started my property journey and was a smart investment to kickstart my future portfolio.

Built in 2002, it was due for a refresh, so I focused on low-cost, high-impact upgrades:

• Exterior repaint (including the roof)
• Second fully concreted driveway
• New Colourbond shed
• Shade sail off the entertaining area
• New fencing and paint.

Total spend: under $60k.
Result: happy tenants, strong rental returns — and a 125% value increase in under 5 years.

During our recent Oonoonba project, we uncovered this Townsville Bulletin front page from January 20, 1965, preserved between the lino and the floorboards like a sealed time capsule.

Headlines of Winston Churchill near death, just days before he passed, alongside an article and photo of the late Queen — history sitting underfoot for over six decades!

🔨✨Check out the before and after of our recently completed 1958 miner’s cottage renovation. A full strip-back transformed this tired 3-bed, 1-bath QLD cottage into a neat and functional 4-bed, 2-bath home.

We added two beautiful new bathrooms, a spacious galley kitchen, an outdoor laundry, and restored the original hardwood floors to their former glory. The upgrade also includes a brand-new roof, outdoor entertaining area, shed, and a shaded carport complete with driveway and paths.

Originally set on a 1,012 sqm block on the cusp of Townsville’s city centre, the land was subdivided — with this charming Queenslander now proudly sitting on a fully fenced, flood-free 500 sqm slice of paradise.

Delivering a strong rental return, this KJB Solutions project has achieved an impressive 85% increase in value in under 12 months.
