Market Update
In the graphs below you will see historically the average days on market vs. the median price range for our oklahoma city market. Average days on market in green and median price range in blue. we also have an actual market watch report for the last 7 days. as you can see we have 512 new listings, 128 listings back on the market, 345 price decreases, 58 price increases, 803 pending, 637 sold, 21 withdrawn, 63 expired and 12 coming soon..
what can we actually take away with the information we have here? is it good news is it bad news?.. well its good news! Our median price range has risen over the years while our average days on market is down to almost two weeks! That means for the majority of homes its going to take about two weeks to sell if you are working with someone like myself.
Our inventory is currently low with 512 listings, 803 pending and 637 sold properites. Our market is still very competitive meaning more multiple offer situations resulting in a higher sold price for you! I need more listings.
Some of you may ask well c**t.. im not just selling im looking to buy as well.. NO Problem! You need to be sure when your making an offer that it is as strong as it can possibly be while not overpaying for the property.
